Consulting Engineers a Surveyors November 15, 2012 Municipality of Anchorage Onsite Water and Wastewater 4700 Elmore Road Anchorage, AK 99507 Attention: Deborah M. Wockenfuss Reference: Lot 1 Birch Grove Subdivision C I i a2 Dear Ms. Wockenfuss: 12 -CK -1660 Per your request, Rodney P. Kinney Associates, Inc. (RPKA) verified that the existing septic system meets the required separation to any foundation. The discussed shed shown on the surveyor's drawing has no foundation below ground, since it is built on cinder blocks and lumber placed on the ground surface. The house that was built after the septic system was built also meets the required separation distance. Its nearest corner is 11 feet away from the near edge of the 5 -wide trench, 13.5 feet from the line defined by the two cleanouts at the ends of the trench. A revised signed and sealed Plan View to scale is included with this letter. The revised plan view shows the following: • The reserved area meets required separations from property line, proposed well, existing well. • There are no other developments on the lot. • All slopes within 50 feet of the reserved area are approximately 10%. • The approximate locations of the existing house, well, and septic system relative to the reserved area. • There were no surface waters within 100 feet of the reserved area (or the subdivision line) at the time of the percolation test and upon revisiting the site on November 14, 2012. If you have any questions, please contact me at 694-2332. Sincerely, RODNEY P. KINNEY ASSOCIATES, INC. The proposed subdivision of Birch Grove Lot 1 into two lots, a north lot and a south lot, will not negatively impact surrounding water availability. The division line is shown in the attached drawing. The aquifer supplying the wells of the adjacent lots having developed utilities is adequate to also supply a subdivision south and down slope of the north half of Lot 1. There are 5 lots developed with on-site water and sewer services that lie adjacent to Lot 1. These are: (1) a 12 -acre lot to the northwest of Lot 1, (2) the 20 -acre Birch Grove Lot 2 just north, (3) Lot 19, (4) Lot 25, and (5) Lot 26, the three smaller lots of Sunny Valley Subdivision to the east. Well information about these lots from T14N, R1W is tabled below. Table 1 Using the MOA requirement of 150 gallons per day per bedroom and summing the bedrooms of all 6 designs (20 bedrooms), the aquifer requirement would be approximately 3000 gallons per day. Using the rounded down average well yield from the table of 27 gallons per minute, the aquifer recovery time would be 1.85 hours or nearly 2 hours. We conclude that the aquifer capacity is adequate to sustain the subdivision of Lot 1 Birch Grove.
